The Move Up

The owner of this property approached me because they needed to sell their current home to buy their “Dream House”.  Their property had been marketed by one of the more reputable real estate brokerage companies in the Stowe area, without an offer.  The owner was willing to do the work in staging their house to get it sold now that they were motivated.

The Client did a great job of cleaning the house and removing many unnecessary items that were making the small-ish house look cramped.  We also worked to create a custom marketing plan, more focused on the lifestyle offered by the real estate as opposed to the real estate.  Most sellers don’t realize the importance of having pictures that are compositionally pleasing to buyers in the sales effort.  When it was put on the market it was with the same asking price when it was on the market before.

The Client entered into a contract to buy the new house, subject to them entering into a purchase and sales contract on their primary residence within 30 days.  Getting that done is not easy and requires great effort on the part of the seller.  In the middle of January – where the real estate market mantra is not to try and sell in the winter – the home was under contract in 10 days.

The marketing plan resulted in the house being under contract at a price 18.6% above the assessed value.  It was also top dollar pricing for the market on a price per square foot analysis.  Aside from the numbers being great, the sale of the house allowed our clients to realize their goals of converting the built up equity in their home into dollars to buy there next home.
